Three things sellers should be doing during the lockdown

The lockdown promotes unique challenges for sellers as the main component that is affecting them is the lack of showing traffic. Sellers don’t have to be discouraged, though as I have put together the top three things that sellers should be doing right now to prepare to give themselves a competitive advantage when the lockdown is lifted.



The first action that you can take is to deep clean your home. This action, in my opinion, will give you the highest return on investment that you will see. We’re all sitting home and looking for things to occupy our time, well, this is one that could actually yield you a monetary return if you intend to sell your home in the coming months. One tip to keep in mind when doing this is to not overwhelm yourself by attempting to tackle the entire home all at once. Start with one room and complete it before you move on to the next room.


The second important thing that sellers can be doing right now is to declutter your home. This is a perfect time to start the decluttering process. When buyers tour homes, they like to see them furnished, but they also like to be able to easily envision themselves in the home and it is much easier to do that when there is less of someone else's personal belongings in the home. Another reason why this is such a good action to take is that it will also make much less work for when it comes time for you to actually move out of the home. The more you get out now, the less you have to get out later when you just want to settle into your new home!



The final action that you should be taking right now is to make any needed repairs to the home. Take some time to go through the home and identify anything that needs to be repaired or replaced. It makes much more sense to make those small repairs now, while you have time than to let the prospective buyers discover them and factor it into their offer strategies. Trust me when I say that they will perceive those defects as much more expensive than they actually are.


It’s important to position yourself as the premier option available to your sub-market when you introduce yourself to that ecosystem of buyers. Taking these simple steps will ensure that you have a competitive advantage when you list your home for sale this year.
